Found out Edmonton's average price per square foot varies wild by neighborhood like 50-60 bucks difference

I was digging into this month's REALTORS Association data and saw something that threw me. In Ritchie, the average price per square foot is around $380 while over in Capilano it's closer to $320 for similar detached homes. Is that difference really just down to 'old duplex stock vs infills' or is there something else driving it? Curious what you all make of that spread.

Different builders and lot sizes explain most of that gap, nothing too crazy.

Property tax assessments also vary by county, nobody mentions that.
