I was looking at the city's open data portal and saw the average condo fee in Oliver is now over $500 a month.
Found it on the Edmonton Property Tax Assessment dataset, and it makes me wonder if those fees are starting to outweigh the benefit of a lower purchase price in some of those older towers.

Forget the monthly hit. The real killer is the special assessment when the building needs a new roof or windows.

How do you even plan for a surprise five-figure bill?

Heard a podcast where this guy said he just sets aside 1% of his home's value every year into a separate savings account JUST for repairs and big stuff. Like if your place is worth 300k, that's 3k a year or 250 a month. Seems simple but I bet most people don't do it. The roofer on there said roofs average 15-20 years so you can kinda predict when that bill is coming if you just track the age of your roof. Still stings when it actually hits though.
