Rant: seller's disclosure said new roof 2021 but it's leaking already

Bought a bungalow in Mill Woods in March and after that big rain last month water showed up in the attic. Inspector flagged nothing. Now I'm looking at $3,500 for a patch job and the seller won't answer my calls. Has anyone actually had luck going after a seller for a bad disclosure in Edmonton?

$3,500 for a patch on a 2021 roof? That's the "new roof" tax right there. Guess the seller's definition of "new" is different than yours.

Right, seller probably meant "new to me" like a used car. Sorry you're dealing with that leaky surprise.

$3,500 for a patch job on a three-year-old roof does seem overpriced to me (but maybe materials are crazy expensive right now).
