Vent: Used to trust online home value estimates until I listed my place in Garneau

I nearly priced my condo based on what those automated sites told me. Then a realtor friend ran comparables and showed me my unit was worth 40 grand less than the online number. She pulled up actual sales from the last 3 months in our building. Has anyone else had those online tools mess with their expectations before listing?

Oh man, I feel this! We were looking at houses a few years back and those online estimates had us thinking we could afford way more than we actually could. One site said this bungalow was worth 320k, but after we got a proper appraisal it came in at 285k. The kicker? The same site updated its estimate the next week to 290k after the sale went through. Like, thanks for the update after the fact, you know?
