Can we talk about the 'just a quick patch' jobs that turn into full tear-outs

Last week in a 1920s bungalow, a client insisted their 3 sq ft of water-damaged oak could be spot-repaired, but the subfloor underneath was completely rotted across half the room. Anyone else get that sinking feeling when you pull up the first board?

Honestly used to try and save every original floor. That exact sinking feeling with the rotted subfloor changed my mind real quick. Tbh now I just assume it's worse under there.

Yeah that's the moment you go from house restorer to full on archaeologist, just hoping you don't find a lost city of mold and termites. The optimism dies a quick death when your foot goes through the floor. Now I just mentally add 10 grand and a month of work whenever I see "original floors" in a listing. It's never just a simple sand and stain job, there's always a horror story waiting underneath. Learned that lesson the expensive way for sure.
