The before and after pics of the same street corner in my town over 8 years
I pulled up Google Street View for the intersection of 5th and Main here and flipped between 2015 and 2023 and I kid you not, half the storefronts are boarded now. I counted 7 businesses that got replaced by vape shops or cash advance places. Same exact buildings, same windows, just different signs. Is this happening everywhere or is my town just getting hollowed out?
If you actually look closer at those vape shops and cash advance spots, they're still jobs and still tax money for your town. Somebody owns those buildings and has to pay rent or property tax either way, so it's not like the block turned into a ghost town. Retail has been shifting online for 15 years now and the stores that survived are the ones that adapted, not the ones selling the same stuff you can get on Amazon in two days. Eight years is a tiny window too, come back in another decade and half of those vape shops will be gone and replaced by something else.
